Electrical Safety Regulations for landlords

Redditch Borough Council cabinet members have now formally agreed the financial penalties charges to be imposed for failure to comply with the Electrical Safety Regulations 2020.

These regulations came into effect on the 1st of April 2020 for all new tenancies.  However from 1st of April 2021 these regulations now apply to all new and existing private sector tenancies.

The Electrical Safety Regulations make it mandatory for all private sector landlord’s to have a valid electrical safety certificate before letting their properties.  Furthermore the landlord must provide the electrical safety certificate, within 7 days of request, to the council.  Failure to provide the valid certificate could result in maximum fines of £30,000 being imposed by the council.

The electrical safety certificate can be valid for up to 5 years.

If your landlord fails to provide you with a valid electrical safety certificate then you can contact Redditch Borough Council Private Sector Housing Team at PSHTeam@bromsgroveandredditch.gov.uk for further assistance.
